Joseph Puopolo
Co-Chief Executive Officer
Joseph Puopolo is the Co-Chief Executive Officer of Polocorp. Joseph has over 20 years’ experience focusing on growth strategies for both land development and technology companies. Joseph is passionate about the convergence of traditional, digital and social marketing and has a deep background in the world of marketing, social media, PR and business development. With a planning degree from the University of Waterloo and MBA from Wilfrid Laurier. He is responsible for many new developments and attempting to integrate sustainable design and placemaking into various Polocorp projects.
Joseph is a member of Kitchener Economic Development Committee, a Pragma member and an active supporter of many local charities including Cambridge Memorial Hospital and the Foodbank of Waterloo Region.
Mike Puopolo
Co-Chief Executive Officer
Mike has been working with Polocorp for the past 15 years, working in a wide array of roles, such as accounting, marketing, property management and land development. Mike holds a Bachelor of Arts degree and has an extensive background in customer relations. This coupled with his experience and knowledge in planning and development over the past 15 years, he is able to see a project from land acquisition phase to full buildout of a site as a Project Manager. Mike also provides valuable consulting advice on design, budgeting and planning of subdivisions, site plans, and brownfield developments and has worked successfully with partners in both municipal and private sectors.
In addition to working full-time at Polocorp, Mike has volunteered his time on many committees such a Waterloo Economic Development Action Committee (WEDAC) and the Waterloo Regional Home Builders Association (WRHBA).
Paul Puopolo
Chairman/ Senior Counsellor
Mr. Puopolo’s area of practice relates primarily to land use planning and Project Management of major land development projects including: Official Plans, Secondary Plans, Zoning By-Laws and Community Plans and other related planning studies. Land Development Management including the coordination of residential, industrial or commercial properties which involves the preliminary assessment, design of plan, processing of approvals, registration of plans, cost analysis, cash flow projections or statements, and tendering and supervision of the projects. Resource Management planning studies for both governmental agencies and private firms with particular emphasis upon: watershed planning, aggregate studies, site plan design, environmental policy, recreational, water and open space studies. Landscape Architect Site Planning, Master Parks & Trail Plans for both private, commercial and residential developers and municipalities.
With the two departments of the firm (one being consulting and the other being land development), we can provide a complete and diverse package to the client from concept plan to design to supervision of construction to financing and complete build out/occupancy of project.
Louise Puopolo
Secretary Treasurer
With over 40 years of Graphic, Marketing and promotions experience, Louise has worked as a freelance creative artist for many advertising agencies in Toronto and Kitchener-Waterloo. She was the advertising director of PEIL for over 25 years. Louise is dedicated to our community and passionate about our family business and its role in the greater community.
Mike Fronchak, CPA, CMA
Senior Accountant
Mike Fronchak is Polocorp’s Senior Accountant, overseeing financing, accounting, and forecasting for development projects. He comes to Polocorp with over 35 years experience in the Construction Industry and plays a lead role in the company’s operations.
Mike is a Chartered Professional Accountant (CPA) and holds a Bachelor of Business Administration (BBA) from Wilfrid Laurier University. He is also the Principal of Fronchak Corporate Development Inc.
Charlotte Tsai
Intermediate Accountant
Charlotte Tsai is the Intermediate Accountant of Polocorp and has been with the company for over five years. With the certification of Chartered Professional Accountants (CPA), Charlotte has more than 10 years experience on operation accounting, payroll, financial planning and budgeting in the real estate industry.
Matt Skrzat
Project Accountant
Matt joined Polocorp’s finance team as Project Accountant. His role manages project financials, forecasting, and financing. Matt comes to Polocorp with 10 years of experience in project-based accounting; working in organizations specializing in excavation/concrete construction to engineering consulting. His prior experience includes managing all aspects of general accounting for small business to managing performance of project portfolios across Canada and the USA.
Matt is currently in the process of completing his CPA exit requirements and has completed his degree in Accounting, Audit and IT Technology at Conestoga College.
Outside of Polocorp, Matt enjoys playing soccer and doing outdoor activities with his two dogs!
Nicole Mckelvie
General Manager
Nicole McKelvie brings to Polocorp years of experience in a wide range of industries including hospitality management, construction administration, human resources, and property management of both residential rentals and condominiums. She is born and raised in Waterloo Region, graduating from Conestoga College’s Hospitality and Tourism Management program. She is well versed and passionate about the history of our Region and strives to provide meaningful connections to our land development projects.
Outside of her role at Polocorp, Nicole focuses on personal wellness and natural foods while supporting local farms and small businesses. She enjoys horseback riding and baking for friends and family as her hobbies.
Matthew Warzecha
Director of Development and Planning
Matthew brings with him diverse project experience, gained over 10 years of practice in both the public and private sectors. Through his career he has had the opportunity to work in Ontario, Nova Scotia and Suriname on a variety of projects that range in type and scale. His diverse background affords a strong understanding of planning principles and policy implementation through land development. With each project, Matthew’s focus is on contributing to the development of strong communities through high-quality and sustainable design.
In his role, Matthew oversees all planning applications and land development projects within Polocorp and iPlus, as well as Polocorp’s talented team of professionals.
Matthew holds a BA in Geography and Urban Studies from Wilfrid Laurier University and a Master’s of Planning degree from Dalhousie University. He is a member of the Canadian Institute of Planners and Ontario Professional Planners Institute.
Ruth Tregenza
Designer and Planner
Ruth joined Polocorp as a Designer and Planner in August 2020. She is a graduate of the University of Waterloo’s Bachelor of Environmental Studies in Urban Planning program and achieved a specialization in Urban Design. Ruth has been consulting in the planning industry since 2015 and has always maintained a dynamic role to utilize both her planning and design skills. She enjoys supporting all aspects of development projects from co-ordination and research to the preparation of plans and reports. Her previous work experiences include consulting for rural communities in southern Ontario and more recently for the Kitchener-Waterloo community and surrounding area.
Ruth is currently a member of the Canadian Association of Certified Planning Technicians. She is also working towards full membership and accreditation within the Canadian Institute of Planners and Ontario Professional Planners Institute. She is currently a pre-candidate member of these institutions.
Diana Scarlato
Planning Technician
Diana joined Polocorp in 2019 and uses her technical skill set to shape the company’s communities. Her designs focus on creating intentional, walkable, and multi-season places. With the goal of focusing on community, Diana aims to create a livable and sustainable future for a diverse group of people to enjoy/experience.
Diana completed a GIS & Urban Planning Diploma and Bachelor of Applied Arts in Integrated Land Planning Technologies at Fanshawe College. As part of the program, she was awarded a scholarship to study abroad in Curitiba, Brazil, where she gained new perspectives on cities, landscapes, and transportation.
Outside of her role at Polocorp, Diana spends time capturing moments as a photographer and admiring modified and exotic cars at local car shows.
Gursimran Saini
Intermediate Planner
Gursimran is an Intermediate Planner with a diverse background in urban development planning.
She came to Canada in 2017, after successfully completing her Bachelor of Technology in Urban Planning from Guru Nanak Dev University in Amritsar, India. She furthered her education in Canada at the University of Waterloo, receiving her Masters of Arts in Urban Planning with a focus on developing a mode choice model to understand the potential impacts of the LRT ON Mode Shares in the Waterloo region.
Gursimran has demonstrated diverse experience working on a range of public and private sector planning projects, as well as the real estate industry.
Gursimran is also a candidate member of the Ontario Professional Planners Institute and is working towards her Registered Professional Planner designation.
Grant Eveleigh
Planning Technician/designer
Grant joined Polocorp in 2023 as a recent post-secondary graduate and is eager to enter the field of land-use planning and further refine his technical skills and knowledge. His passion for planning is a culmination of his interests in Geographical Information Systems (GIS), cartography, public transportation, and fostering climate-resilient communities. He strives to be an active community member through his involvement in civic institutions. He prides himself on building relationships with colleagues, stakeholders, and a wide range of diverse communities.
Grant completed a Bachelor of Science in Environmental Resources Science and Physical Geography from Trent University and most recently obtained an Ontario College Diploma from Fanshawe College in GIS and Urban Planning. Throughout his post-secondary education, Grant has consistently demonstrated an aptitude for scholarship and aspires to become a fully accredited, professional land-use planner.
ROB BODENDISTLE
CONSTRUCTION PROJECT Manager
Rob has been working in the construction industry for over 20 years, supervising and managing both high-rise and mid-rise residential projects. His organization and attention to detail have brought many Waterloo Region projects to life, such as Barra on Queen.
Rob is a Licensed Red Seal Carpenter and holds a diploma in Engineering Technology. He is a firm believer in collaboration and applies this approach to each project, ensuring they are completed in a timely manner.
Outside of Polocorp, you can find him at a baseball diamond or in a hockey arena with his wife and 4 daughters where he coaches many of their teams.
Rob is also a proud fan of the Toronto Blue Jays and Canadian legends, The Tragically Hip.
