Intermediate Planner
Polocorp is looking for a Intermediate Planner to join our office in Kitchener. This role offers a unique opportunity to join a collaborative team of diverse professionals. Key Responsibilities:
• Participate in a broad range of project types including high-density infill to greenfield communities
• Contribute to all aspects of planning and design process from early property analysis and visioning through to the preparation of development plans and regulations
• Prepare a full range of planning applications including Official Plan and Zoning By-law Amendments, Draft Plans of Subdivision and Condominium, Site Plans, Minor Variances and Severances
• Prepare written materials including Planning Justification Reports, letters and other supporting materials
• Review and provide comments on development concepts, site plans and plans of subdivision
• Coordinate a team of subconsultants in support of planning applications
• Liaise with clients, municipal staff and consultants
• Attend Council and Committee meetings
• Undertake policy and regulatory due diligence on prospective properties to identify opportunities and constraints
• Monitor relevant planning policy and legislative changes; and prepare for, and facilitate, public and stakeholder consultations
required skills/experience:
• Minimum of 5+ years of related professional experience
• A degree in Urban Planning or related field from an accredited university or college
• Membership in OPPI/CIP (full or provisional) is considered an asset
• Strong oral and written communication skills
• Some graphic communication skills
• Ability to work in a multidisciplinary team setting
• Self-motivated with excellent time management and organization skills
• Proficiency in Microsoft Office including Word, PowerPoint, Excel and Outlook, as well as online meeting applications such as Teams and Zoom
• Strong understanding of urban planning and urban design theory and practice within Ontario

SENIOR URBAN DESIGNER/planning technician
/Polocorp is looking for a full-time Senior Urban Designer/Planning Technician to join our office in Kitchener. This role offers an opportunity to join a boutique development firm and collaborate with a team of diverse land development professionals. We are currently working on a wide range of projects including high-density infill and greenfield master-planned communities.
As an Urban Designer with Polocorp, you will be involved in projects from acquisition to design, through to construction. This is your opportunity to have an influential role in community building and design within Waterloo Region, and beyond.

Key Responsibilities:
- Participate in the design of projects ranging from high-density infill to greenfield communities
- Contribute to all aspects of the planning and design process from early property analysis and visioning through to preparation of development plans and regulations
- Prepare graphic materials in support of planning applications including Official Plan and Zoning By-law Amendments; Plans of Subdivision, Site Plans, Severances, etc.
- Assist in the preparation of Urban Design Reports, guidelines, letters, and other supporting graphic materials
- Prepare technical plans and graphics, including Plan of Subdivision, Site Plan, report graphics, 3D massing models and renderings
- Review and provide comments on development concepts, Site Plans and Plans of Subdivision, etc.
- Apply and interpret Zoning By-law and planning policies to site and building plans
- Liaise with internal staff and external agencies including municipal staff and other approval agencies
- Conduct the highest and best-use analysis on prospective development opportunities
- Other duties as may arise from time to time
Academic/professional requirements:
- Diploma or University Degree in Urban Planning, Urban Design, or a related discipline
- 3 – 5 years of professional experience
- Membership in the Canadian Institute of Planners or Association of Certified Planning Technicians (preferred)
Required skills/experience:
- Highly proficient in AutoCAD, Adobe Creative Suite, SketchUp and Microsoft Outlook, as well as online meeting applications such as MS Teams and Zoom
- Experience preparing Plans of Subdivision, Site Plans, Site Concept Plans, etc.
- Strong graphic and written communication skills
- Ability to work in a multidisciplinary team setting
- Self-motivated with excellent time management and organization skills
- Strong understanding of urban planning and urban design theory and practice within Ontario (preferred)
