KITCHENER (MAY 9, 2023) – Kitchener Council approved the Official Plan Amendment and Zoning By-law Amendment applications for the proposed development of 455-509 Mill Street, Kitchener on May 8th, paving the way for the city’s largest fully integrated community into an LRT Station.
The mixed-use development located at Mill and Ottawa Streets is envisioned as a “connected community” with direct connection and integration with the LRT Mill Station, over 900 bike parking spaces and multiple public parks and spaces throughout. The proposed plan will also include a community centre to which Polocorp will contribute $250,000 over 10 years to sponsor new community events and programs for residents.
“Polocorp is excited to bring this new development to the Mill Station and Rockway community. This proposed development combines new public amenities such as a landscaped connection to the LRT Mill Station, a splash pad, playgrounds and a skating rink integrated into the public square. In addition to bringing both larger units and affordable units, we will be bringing over 1500 transit-oriented units to the doorstep of the ION LRT system” stated Joseph Puopolo, Co-CEO of Polocorp.
To accommodate the incoming growth to Waterloo Region, the proposed development will offer a mix of one-, two- and three-bedroom units throughout 5 buildings, as well as affordable units and townhomes to incorporate the existing community.
The development will include approximately 20,000 sq.ft of ground floor commercial space for potential retail, restaurants, grocery, and daycare and will be home to a prominent public square that will provide a four-season
public space to the City of Kitchener residents.
